Canford Paddock (Land South of Magna Road, Poole)

Phase 1

Canford Paddock is a fantastic collection of 3 bedroom homes, situated just south of the River Stour and close by to local schools, shops and sports facilities.

Planning permission was granted by the Borough of Poole in 2018 for 324 homes and natural greenspace. Details of the application can be found on the Council's planning website using the reference APP/17/00008/F.

Phase 2

Barratt David Wilson Homes have in Spring 2021 submitted a planning application on land to the south of Bearwood Primary and Nursery school, between Wheelers Lane and the site of Canford Paddock Phase 1.  The proposed development would form an extension to the current phase, with vehicular access through the consented development from Magna Road. The proposal responds to BCP Council's search for land outside of the Greenbelt to meet the local housing demand.

The main aspects of the scheme are:   

  • 45 new homes, comprising a mix responding to BCP’s most recent housing needs data
  • 40% in affordable tenures (as distinct from open market homes)
  • Provision for recreation and landscaped areas
  • Walking route around and through the site
  • Single access road through the current housing development at Canford Magna
  • A sustainable drainage system
